The construction of ADUs and their parameters

The construction of ADUs requires particular factors, among these factors we have:

• The Area: the Planning area must be considered directly under an R-1 room or what is equal to a single-family residence. The minimum lot size must be 7200 sq. Ft. And the maximum unit size must be 800 sq. Ft. With 2 bedrooms.

• Layout: The ADU layout should be handled as follows: A 220 sq. Ft. Efficiency unit plus 2 bedrooms occupying 700 ft. And a 500 ft. Studio. The ADU should also have a parking space if the unit is located more than half a mile from public transportation, generally handled by one open space per bedroom.

• Laws: All ADUs are managed based on building codes, which is the same as the California Code for new construction.

At all times, an accessory dwelling unit must be independent of the main residence, there must not be a junction that forms the basis for the two structures; instead, the only thing you should assume that the two are associated is your assigned terrain space.


Other considerations to take into account when we talk about ADUs are:

• The utility meter should not be separated, the same invoice per land is still handled.

• The owner of the “main residence” dwelling must live in the place, so that there is a security of attention in the ADU at any time, short-term rentals are not allowed by the ADU and the restrictions of scriptures.
