In a housing unit, many different specific elements are used for each household; However, there are some very specific elements that should not be changed when talking about a ADUs, these designs handled in ADU are:
• Plumbing installation: the necessary water services as a basic household service
• Heating: independent from that of the main unit for the quality of life of those who are in the annex.
• Special treaty: In the slab, adding a vapor barrier as well as the use of insulation in wall and ceiling areas, also required structural separation without openings and continuous foundations.
• Electricity: electrical circuits such as sub-panels, lighting, switches and everything else that is necessary to keep basic service active.
This would be the essential when it comes to ADU Design, of course, there are notorious rigid procedures that must be followed to the letter and are established by housing laws.
An ADU Housing is in summary of conditions, a small house that works as a retirement home for an elderly person, must comply with pre-established conditions that qualify as a comfortable home and of conditions since the laws for this are very rigorous.
ADU's designs are handled in a very different way than are accessory housing constructions in other countries; For example, the separation of the house cannot be defined under a structural separation of a wall, nor by means of a one-story house or a basement.
ADUs in the United States must by nature and regulation be separated from a main unit, must have its own front and patio in addition to acquiring its own garage or have an expanded space in the same garage of the initial unit.
Depending on all the conditions that can be addressed underground (and being aware that ADU constructions indicate a minimum space of area to be built, it can be taken for granted that there is no excuse for the manufacture of an Accessory Housing Unit that meet minimal approvals.
An example of a structured and well-controlled design is that of Garage spaces, a garage can usually be removed or used as part of an ADU space; however, this area is still required, which must now be converted into a parking space for the vehicle.
The places depending on the sum of rooms (main and accessory unit) would be the following:
- For 1 to 4 rooms in the area, a total of 4 spaces
- For a range between 5 and 7 rooms, at least 6 parking spaces will be required.
- For 8 rooms onwards, the statuses request a minimum of 8 spaces to place in the area.
The statuses or design rule are handled in addition to other construction factors such as interiors and annex spaces in the accessory unit, as long as they are kept within the space norm.
